🏡 Rental Criteria
At Earth Real Estate, we are committed to equal housing opportunity and fair, consistent application review. All applications are evaluated using objective written screening criteria in compliance with federal and California housing laws.
Screening criteria are available for review prior to application submission.
Below is an overview of our general rental screening standards.
📋 Application Completeness
An application is considered complete when:
- ✔ All occupants 18 years of age or older have submitted separate applications
- ✔ All required supporting documentation has been provided
- ✔ Required screening fees have been submitted
Incomplete applications may not be processed.
⏳ Application Processing Timeline
Applications are reviewed as they are received. Processing times may vary depending on:
- Application volume
- Completeness of submitted documentation
- Response time from references and third-party screening providers
Application review may take up to fourteen (14) days. Applicants will be notified once a decision has been made.
💰 Income Requirements
Gross monthly household income should generally be at least 3 times the monthly rent.
Income must be verifiable.
Acceptable documentation may include:
- Two most recent pay statements
- Employment offer letter (if newly employed)
- If self-employed: two (2) years of complete federal tax returns, including all schedules
- Other reliable proof of income as reasonably requested
Additional documentation may be required to verify income stability.
💰 Income Requirements
When a consumer credit report is obtained, we evaluate overall credit history, which may include:
- Payment history
- Outstanding debt obligations
- Collection accounts
- Public records, including eviction judgments
Credit history is considered as part of the overall application profile.
🏠 Rental & Residency History
Applicants must provide verifiable rental or residency history.
Documentation may include:
- Current and prior landlord contact information
- Lease agreements (if requested)
- Proof of current residence (such as recent utility bill, lease agreement, or government-issued ID reflecting current address)
Applicants should not have outstanding landlord debt or material lease violations.
👥 Occupancy Standards
Occupancy limits are applied in accordance with applicable health and safety guidelines.
💳 Application Screening Fees
Application screening fees:
- Will not exceed the actual out-of-pocket cost incurred for screening services
- Are used solely to obtain consumer credit and background screening reports
- Will not be retained if a screening report is not obtained
- Will be handled in accordance with California Civil Code §1950.6
Applicants should not have outstanding landlord debt or material lease violations.
